How much should you put down?
A common target is 20% of the price, but many lenders will finance up to 80–90% for home loans. A bigger down payment lowers your EMI and total interest, but do not drain your emergency fund to make it.
Saving towards it
The calculator counts what your current savings will grow to, and finds the monthly amount that closes the rest of the gap by your buying date.
Formula
Down payment = Price × down payment %
Loan = Price − Down payment
Monthly saving = (Down payment − savings grown) × i ÷ (((1 + i)^n − 1) × (1 + i))
Where:
- i
- = Monthly return on savings
- n
- = Months until you buy
